Municipal County Offices – Space Planning
This 25,000-square-foot renovation serves as the new consolidated home for six departments of the Municipal County Offices. The project transformed an existing facility into a flexible and modern workplace, incorporating work areas, collaboration zones, and infrastructure to support future growth. Upgrades also included new exterior glazing to maximize natural daylight throughout the space.
Our engagement began with a comprehensive feasibility study of the County’s available building sites and departmental needs. Through detailed programming and departmental interviews and questionnaires, we developed a series of master plans, including vertical stacking diagrams and test-fit floor plans that accounted for future scalability tailored for 5, 10 and 20-year growth projections. After careful evaluation, a preferred master plan was selected.
With direction from the County Commissioners, we advanced into design, beginning with the refinement of the phasing strategy and detailed space planning. Phase I of the project proceeded with the design and renovation to the campus with clear vision for a flexible, future-ready workspace aligned with the County’s long-term goals.
Daylighting played a critical role in space planning throughout the suites. Open work areas were prioritized along the perimeter to maximize access to natural light, replacing the traditional layout of enclosed private offices at the building’s edge. Where private offices were necessary, full-width interior glazing was used to foster transparency and open dialogue—reflecting the County’s commitment to accessibility and openness in government. In collaboration with County officials and facilities department, new County-wide standards were established for hardware, fixtures, finishes, and furniture—ensuring consistency, durability, and a modern aesthetic across all departments and future phases and renovations.
